In general, I expect that a $100k house in Parma will need repairs maybe total renovation depending on where it is- there's a pretty wide range of values from one side of town to the other.

Are you going wide, to accumulate more rentals?

It was widely reported a year ago that the GTA market was slowing, that sales volumes were down.

But as you said, you had to battle it out in a bidding war.If the numbers work, your decision to move ahead seems wide. 

I understand that prices can vary widely.

I also did a 1031 from a double wide I sold into a commercial office and shop 2 buildings from the river. 

This isn't an absolute as contracts vary widely but refer to the purchase contract and consult your RE agent who wrote it.

And something that makes the area special is the wide variety of towns and property types.
