@John Thedford the state of CA has right on the BRE website a tab to report unlicensed activity and as brokers we have a duty to do that.. are you doing that.. when these folks are so blatantly selling RE without a license ???

You can keep the rent the same and state the terms are month-to-month, but it should all be in writing and signed by both the landlord and the tenants.Regarding the duties you mentioned: unless the tenant is elderly or handicapped, I leave it to them to (buy) and change light bulbs.
