If they do, I would charge for any necessary repairs to the walls once they move out, if they are causing damage to the studs, charge them for the repair.

As a wholesaler I'm trying to create more value for my business and making the process of purchasing a home from me as easy as possible, I'm thinking about paying for an inspection(my best friends dad has a certified inspection company and he will charge me $125 on homes less that 2,000 sqft)so the buyer will know exactly what's wrong with the property.

The lender's rate sheet may have a table that looks like so:4.0% = -1 pts4.25% = 0 pts4.5% = 1 pts.4.75% = 2 pts.5.0% = 3 pts.So, if the broker sells a mortgage at 4.5% (the market rate) and doesn't charge any points, the lender will still pay him 1 point, on the back-end, for his trouble.
