The challenge when you first move to the Phoenix Metro Area is that it is a HUGE market... it takes over an hour to drive from one side of town to the other and that's with no traffic!

This will turn up traffic tickets, evictions, foreclosures, criminal cases for that county. 

But it has definately been worth the wait and patience in my case.As one poster said earlier, the lister might be puting a low price to drive traffic, and this was the case with mine as well.

Zoning, cub cuts, traffic counts and demographics will dictatethe value of the site for a gas station.

To fill a unit put a classified ad in the major local news paper and a sign in front of the house and another sign the busiest street near by pointing traffic toward your duplex along with a phone number to call.

Depending on the property, you are likely 95% or more of your traffic from the other sites anyways.

The husband has been working for a trucking company until last year and currently he works for himself and provided good income history.My personal search revealed he was involved in a hit and run last year and luckily it was not fatal, but I am guessing he was let go of the company and started his own.Add to the twist, zillow and redfin says their current residence was foreclosed in June but since it is so fresh not showing up on their records, the county record still shows their name.When I asked him indirectly about the traffic violation he admitted it was an accident and I can certainly understand it was an accident and he made a bad decision not to stop and I am okay with it.But the foreclosure finding has made me thinking and have not brought up to him.

Hopefully I won't be too late with traffic.
