Property values could rise after his inauguration as people become more hopeful of a stimulus bill, a more calm administration, etc. but we are also looking at the possibility of looming foreclosures at the end of the year if no deals are reached etc.Open to all thoughts (no political debates, please haha).

Ultimately, on all the agent and underwriter get things resolved, but having a thorough search that does not give rise to claims post close makes things easier for you, and the seller is motivated to get them cleared up and therefore is more helpful too.I have used wholesaler's title agents in the past and had a great experience.

Even with the low down payment, I was able to gain enough equity through rehab (and a generally rising market - less of an immediate guarantee there right now) to refi out of the FHA within a couple of years and end the PMI.I assume you are researching multiple markets because your area is higher priced, but I would really recommend trying to find a way to make your local market work for a first entry into real estate.

I'm sure I'm missing something, but I'm a little surprised that during this there haven't been people who are being scared into smaller properties - maybe from a high rise to a 4 plex or a duplex to a SFR.
