I think I know how the BRRRR Method works, but I'm not sure how it applies to my situation.

If I could get the borrower to sign another promissory note for amount Y, how should I structure it so that I could get both money X+Y on the payoff demand?

There are times when a heloc plus a traditional mortgage makes sense and there are other times when its best not to take any loan the property itself dictates the structure in my opinion

I would try to market and if you're unsuccessful, tweak your method.
