As someone who has been around enough notes, do you think that is a good strategy to look into more, or is it just more of a fart in the wind?

@Ryan BiankowskiYou absolutely can.Research your market, come up with a flip strategy (what type of house you will want to purchase, how you plan on finding this property, what area you want to purchase, how you will come up with financing), find the property that fits this strategy, secure the financing, and close on the deal.

If I'm trying to determine how much to rent an LTR for I'll also use Zillow to see what others are asking for similar homes and how many people have reached out & applied.If I'm trying to determine how much to rent an STR for I'll use the enemy method, AirDNA, and estimates from property management companies.

You will need to show you have funds but this is a strategy regularly used.
