I would still purchase a property unseen, heres whya) if the purchase will be secured by borrowing, it doesnt matter how much I like it, if the lender thinks it is not good security they will not lend.b) With google maps and other online statistics you can learn about a neighbourhood, the distance to get there, the sort of cars parked on it etc without going through the length of visiting.I personally would really only need to see a property if I was looking to live in it.

You can get an independent BPO through Trinity for $100 and a BPO for 150 through AFX.You can also call local REO agents to get a price for BPO (usually @$65) but takes a little more work then going through Trinity.FCI will give you 2 days to do due diligence one you submit an offer, BPO usually takes 3 days through trinity, often next day if you go direct.Good luck.

@Mitch Bernstein That would be a question for a lawyer, but I would guess that the answer would be yes.The LLC that is GCing the job should be run much like an independent business with it's own checking account, all contracts and invoices with your subs going through that entity, etc.
