I'd suggest trying a free training first that gives you the basics that will get you started and see if it's the right business for you.

I’ve done lots of research regarding REITS as something to get started with.

It might be worth asking them to start the eviction process as soon as possible next time you have a late paying resident.

I started offering the choice between the two about 8 years ago, now everyone chooses a move in fee. 

So if you are starting from a negative equity position it takes a lot of time to build that up.
