I'll seal off ducts and both properties will all end up with solid wood and tile floors, so limited areas for chemicals (or bugs) to linger.Biggest issue really is just in getting the projects scoped properly over the next couple of weeks before I close - otherwise, I will be dragging the schedule longer than I had hoped.

Obviously they aren't in the lap of luxury but they are not in areas Id be afraid of after dark. 85710 and 85730 are pretty solid areas with older homes and no HOAs to deal with, unless you look in a development.

The most favorable financing terms will be with a long lease term left with a high credit tenant and as Joel mentioned, a solid financial statement from the buyer.I'd be curious to hear who @Joel Owens thinks is best to finance such a deal.
