Atlanta: Atlanta area seemed a little bit slower and less bustling compared to Dallas.

There's a small medical/dental business on the lower floor (~2k sq ft) and an upper floor (1k sq ft) that sits empty.

Also I learned that the mid-west seems to move a little slower than other regions around the country, and it was challenging getting work done and finding a tenant in the winter season.

Barring a catastrophic medical issue draining his bank account, exactly zero people will feel bad for this owner if he doesn't do what needs to be done here. 

If credit is low for unpaid medical payments or student loans with no missed payments for housing, auto or other life necessaries they "may" be ok. 

I think home prices will probably keep going up, just at a much slower pace.
