Im a US citizen, BTW.I know I can wire funds from my bank from any country, but Im not sure if the closing papers need to be notarized, if I need to sign anything at all, or if electronic cash closings exist.

Even if you can sell it again fast at retail you most likely lose a bit of money on the transactional costs.Other than that IF the place will cash flow find for you then it is really only a paper thing saying your Net Worth isn't as high as it would be if you got a discount.That being said as you now realize the assumption that rents will scale with price is NOT a good one.
