I'd add check out bank statement loans, commercial line of credit, or shifting debt around if you have other assets. 

If you are doing an 80/20 split with a management company, they are rent-shifting. 

We all need to shift our thinking away from what the interest rates are like and take a bigger look at how well the property will cash flow as a whole!
