If you plan on owning it for a long time & need it rented right away I would not pull a permit (it can be a very long drawn out process.)If your not concerned that the inspector might make you upgrade the structure, pull the permit.If you plan on flipping it in the next few years, pull the permit.If you can carry a couple months rent, pull the permit.The reality is, your only saving time.

I really doubt there will be much of an effect on our economy if one of the 350K rapes ends up in a pregnancy and the family is forced to carry the expense for 9 months, so I won't mention that.Expect the US to get tough on China (LOL) as those industries continue to ship jobs offshore and thin the US working ranks, you can expect them to compare wages to be paid here to those paid in China to keep the workers here......maybe you should invest in China?

--many investors buy AS IS to get at discount price --and many Rehabbers like to fix themselves -- that leaves only half the buyers --other investors who want to rent out and hold it --then why not just wait few more weeks and sell to the end buyer ( Owner occupied) at higher price --of course less than retail, and make more money -- you have to make sure to get 15 % to 18 % return on your investment --- how much interest are you going to pay contractor --if you do not sell as soon as he finishes the work -- make sure to do the numbers --for interest , carrying costs and profit.

I would love to carry $2000 for this, but even the cheapest house I have done both of these scopes have have run much more than that.I agree with everyone, kitchens and baths.
