This makes for an easier transaction and less complaining when I use their reserve to get a tenant in.Overall I have ran into few LL's that wanted to abandoned getting used appliances or new appliances, but I will cut them off on not representing them.I run a tight, but fair ship and I am not afraid to lose an owner of shady tactics.

And when representing the landlord, I've gotten tenants out with an eviction who were claiming equitable interest.While they do come into play and you should review with a lawyer, it's too early to tell how the newer, federal legislation mentioned above will have an affect.

If the agent is representing the sellers (that's what a "listing agent" does), then it's unlikely you're going to be able to find any great deals, as the agent will legally have a fiduciary responsibility to the seller being represented and will not be allowed to help you negotiate a price that is below "market value" (where "market value" is what the agent could get by listing it and marketing it publicly).
