If the house sells quicker with the realtor bringing a buyer, you are saving on holding costs. 

Some tips may help:Offer to pay them something to leave early.Offer to help them move (pay/arrange for moving truck and labor) if....Offer them temporary storage if....Offer a quicker than required return of security deposit if.....

Living in a house hack, you will likely reduce your living expenses quicker than buying multiple cash-flowing investment properties… I’ve seen this work first-hand with house hackers in Denver (which similarly is a high appreciation, lower cashflow market than the midwest).

That would get me to my goal to buy 100 much quicker!

Yeah, the funny thing is I / we used to do our own collections but figured perhaps a professional company would get the same results quicker and being arms length would give us more protection against FDCPA complaints.I was actually very surprised at how inefficient they are.

We would have been a bit quicker but the seller wasn't very available and was unwilling to forward due diligence in a timely fashion. 

If the home is on the smaller side ( <1500 sq ft) AND doesn't have hardwood, than in my experience, its probably worth it to spend the extra cash and go the hardwood route over carpet as new hardwood floors are a hot commodity and will gain you extra resale value as well as a quicker sale.
