Losing sleep over the DOS clause is silly and non-productive.

I learned so much about the vacation rental industry and also went from the position of weekend editor to the Manager of the Support Desk at VRBO (customer service via email) and eventually US Manager of Email Support at Homeaway, Inc, who bought VRBO in 2006.I really love the service & product offered by VRBO/Homeaway and use them to advertise my own vacation rental property in Dillon, CO.

I am concerned with the quality of tenants that I may be dealing with and with rent/price appreciation (I don't think this neighborhood will turn around any time soon).

This definitely depends on the quality of the building and location, but I wouldn't dismiss 2-4 unit properties with the notion that they're harder to sell.

I am not interested in selling the home as it is in a good rental area, I have a quality property manager, and the unit has had a low turn-over or at least a very quick turn-over each time a tenant departs.
