I’m not sure how much residential stuff they do, but Front Range Roofing is a pretty good outfit.

The house that is on it is a 3/2 and netting a CAP of 7.4% which I am pretty happy with but its also set to one side of the lot leaving about .68 acre of untouched land. 

I'm pretty sure that if I'm having this much trouble with this simple task, as an ex-web developer, I surely can't be the only one experiencing this problem.

Many of the units are 50's and 60's models, and anything that old is going to put up a pretty heavy fight before those wheels will roll - and then you have to hope the axles don't start on fire after 2 miles.

@Jane A.Wow that's a pretty intense question.Firstly, fire stuff - make sure you're going through local inspection processes, as needed. 

I am interested in acquiring a property with pretty specific criteria:Multifamily (duplex to quad) with at least 1 unit a 3 bedroom/1+ bathroom.

It's typically a pretty predictable 30 day process, and with a hiccup you might push to 60 days, but it makes jumping into even high-risk areas a lot less daunting.
