The house that is on it is a 3/2 and netting a CAP of 7.4% which I am pretty happy with but its also set to one side of the lot leaving about .68 acre of untouched land.

Many of the units are 50's and 60's models, and anything that old is going to put up a pretty heavy fight before those wheels will roll - and then you have to hope the axles don't start on fire after 2 miles.

It's typically a pretty predictable 30 day process, and with a hiccup you might push to 60 days, but it makes jumping into even high-risk areas a lot less daunting.
