In my experience, private lenders usually charge a loan origination fee ( 2%-5% ) and monthly interest-only ( 12% annualized ) payments for a specific period of time.

Good luck whichever way you go.As an alternative, you could check to see if either of the tenants have the skills and talent to fix up the units and you could then set the rents to market, but give them a credit for the increase to fix up the properties over some period of time.

I’m not overly concerned for a 5 day waiting period for the funds to show up, but I would like to have tools available to me as the landlord to see things like the payment is in process, payment history, etc.

My best suggestion would be to seek full time renters if you can however after this period of bookings has run out so the house doesn't sit vacant - keep some cash flowing in at least.Hope that helps some!
