It's very common for our clients to 1031 from higher cap expense risk properties into newer properties with less repair risk.It's very difficult to quantify the potential benefit here because you cant predict repairs. 

Location will make or break an investment, and the magic spreadsheet is probably not going to accurately predict expenses/ cashflow projections anyway.

You need to not look at just the predicted returns but model out what could go wrong as well.

It is a challenging market to manage in and predict its future.

Yes, we all put up with it because that's the market right now but I fully predict Houfy and the like are going to kick both of these platforms to the trash heap in time.
