Yes, people like to see Clingman's Dome and do some hiking, and some kayaking, and fishing, but there's a lot of beautiful places and parks within driving distance that you can do that without suffering the crowds.

Sure you can snag crap at $10k but you suffer from marketability and low rent rates combined with challenged areas requiring intense management to succeed.

I came across a thread about water treatment plants and a gentleman by the name of Jim Johnson  caught my eye.
