I don't want to wait 5 years or so to save up 20% down but rather put 3-5% down to get experience and possibly cash flow when I do get my property.

You don't need to know everything to get started; you need a foundation to build on and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

The barrier to entry (education, experience, money, connections) do seem to be quite a bit higher to get all of those above mentioned benefits in comparison to opening a brokerage account and purchasing stocks.No essay needed.

After breaking down the pros and cons the one thing I'm not unable to estimate is the appreciation difference between brick versus vinyl property and resale value so my question to experience investors is what would you recommend investing in for appraisal?

I would even consider taking listing photos with your furniture and set up as a home if you weren't already planning on doing so.

They ended up needing to bring in their outside council, and it turns out they just don't have the experience with this non recourse IRA loans, and backed out.
