I am really looking for a creative way to bring the investor in, pay a good return, but have an out for both parties at some point that is mutually beneficial.

He mentioned our plan to one of his really good friends who happens to be a real estate investor himself (I've met him many times and seems like a stand-up guy) and his friend offered up a fourplex in his portfolio that he's looking to sell, but hasn't listed yet. 

As it stands now you should be able to refinance and get a better rate, while also pulling out cash for reinvestment.

Strong fundamentals needed are a given but you can have 2 close to identical companies but one has a really strong marketing machine so stands out as different and enticing.  

I was looking into buying access to the Salt Lake County Records for a lump sum instead of having to deal with list source or other third party providers.
