An HOA in Chaffee County, Colorado are seeking a new property management company to support of an owner-occupied multi-unit complex.

At the two year mark, you will have fulfilled your owner occupied lender requirement and be eligible for capital gains exclusions by satisfying the residency requirements of 2 out of 5 years as your primary dwelling.  

Semi annual taxes here are $1239, and cap out at 2% non owner occupied, out of State owners.

My non owner occupied mortgage which would have a higher rate than you would get for a little under $200,000 has a payment of $775.

One side vacant with a long term up to date tenant on the other side, rent on the occupied was $100 over what the mortgage payment would have been, plus the property qualified for conventional.
