I found a nice cheap place relative to comps in the area, but it needs a lot of work (maybe $50,000).

Offer a 4% buyer's commision on a nice house and watch the feeding frenzy begin as every represented buyer within 50 miles shows up to see the house.

The most profitable areas don't always meet those "nice areas" criteria.
