This gives lots of time to move things based upon his/her feedback before any wires are run.We pull all the (new, replacement) wiring, mount all the boxes, etc. with our own folks and call the electrician back when we are ready to hook things into the panel and/or before we start to drywall (if we are using closed cell foam insulation, we'll have the electrician come through before the insulation is sprayed).

Looking for ideas. If you had a $500,000 line of credit to invest in real estate, what would you do? Buy and hold of fix and flip? Multi family or smaller deals in the city of Chicago or suburbs? What submarkets?

On the buyer agency forms that we use.. there are certain boxes and paragraphs on the contract that discuss for sale by owners, and if/ how the Realtor will get paid.

@ Matthew@Matthew Paulundefined @Hugh Ayles@Jerry PowersIt's worth mentioning, I sleeved the pipe going into the ground in 3 layers of insulation and built a box around the outside of the building which is stuffed with insulation.

I don't think most buyers look at cabinet box construction, however I would make sure the drawers glides and hinges have the soft-close/blumotion hardware built-in.

As far as Society Hill, it's a very big development, so lots of neighbors and kids, but the area is more commercial, not really nearby anything other than some big box stores and a few restaurants in strip centers, but it is safe, family oriented, parking spots for every home, and they're really nice inside and well maintained common areas.
