I am thinking it would be more like repossession of a vehicle but complicated by the fact that it is occupied. 

Instead of trying to do two things with one vehicle, you use two seperate vehicles that are very specialized and let them synergize.

Hey everyone, I live in Phx,Az and would like to get a loan for my 1st real estate investment (in Phx,az and surrounding), issue is I doubt i could get approved, I been in the car business a while and have about $20k in my bank, about $80k tied up in my vehicle inventory for sale, I currently average $4k to $7k  total profit a month, my brother who owns the used car dealership and a lot of property could  be a co signer Im looking at homes $250k+.

IE vehicles travel personal home  clothes Toys etc..

Do you use specific loan vehicles that differ?

This will not work if your intention is using another tax deferred savings vehicle to shield your physicians income from taxation without production from your real estate sales.  

Let’s say the motor dies in 6 months under warranty.  

For investors with just a few rentals, I have found the Personal Umbrella from the Insurance company that covers your Home or Auto Insurance generally has a lower rate than a stand-alone Umbrella policy (unless there are a lot of vehicles, young drivers, or bad driving record).

We have bears in the area and they know how to enter unlocked vehicles and buildings.
