I think they are doing the right thing.I also think that someone who is moving up the food chain like that will be a better guardian of my property, than the aforementioned 45 year old man who is still renting.We had a young couple last month, viewed a couple of our properties, liked one in particular, but my wife told them straight - they need to buy a house, we can recommend a realtor and mortgage specialist.

This 3BR house has only been vacant ten days and a lady looked at it and said she will sign the lease if A-- we paint the kitchen a different color, and B-- if we let her put up a chain link fence around the back yard at her own expense.How does this sound to you guys?

@Catherine Decker - I'd check with an actual lawyer before doing anything, but my gut instinct if they refused to respect my vacant property would be to escalate it by giving them written notice and tossing a chain link fence up around the perimeter.

As far as renting to an LLC, if you are going to get sued for something, they'll follow the chain of ownership up to you, so I don't see that working, in my opinion.
