@Nicholas BurchInteresting arguments here and a few good points.I will say that I have never brokered an ARM or I/O loan until after March of 2022.  

My tenants stopped paying rent in March entirely, and started paying 1/2 rent in September.

Unfortunately, we were about a week from closing a cash out Refi long term rental loan (did one in February with them as well)—when they announced that they were shutting down that long term rental program for all loans scheduled to close after March 31.

My goals for 2020 are to get my first deal by March and rinse and repeat.
