Should I continue with my idea of buying my first investment home outside of CA?

We have lots of 1031 clients that are struggling with the idea of high interest rates right now. 

Ryan, I cannot say that I have but I think that is a great idea.

But this makes the mortgage payment higher and potentially limits cash flow or puts you negative.
