But if you're realtor is not pointing out issues that could get flagged during this inspection you might have some surprises on the deal.

A lot of my out-of-state clients have closed on their off market flips and BRRRR deals with the help of wholesalers.

The Cosigner Agreement states they are financially responsible, all communication will take place through the actual occupants, I don't deal with helicopter parents, they are responsible for payment of rent as well as any cleaning/repairs after termination, etc.Don't forget it's not easy to sue a cosigner if they live in another county.  

I may be interested in JV'ing on a couple deals depending on what your buy box is and depending on if you plan on being the end buyer or simply wholesaling deals.

Get's rid of the slimy sellers and the weasels in the business.A broker/agent wants to know UPFRONT if they are dealing with a sleazy seller that will not properly compensate a broker/agent for bringing a competent buyer to the table.  

Be aware that these lenders will not change their specific loan requirements to get the deal done.
