I bought a 3bed/2ba 1k sq ft house in SoCal for 580k two years ago and through appreciation and some rehab (kitchen, landscaping) it's worth 700k.I've decided to move a few minutes across town to a 1500sq ft for my family and got approved for a 20/80 loan buy it without selling my current house.Should I sell or keep and rent it?

For instance kitchen floors I have replaced during a tenant vacation.

We unfortunately deal in a hostile environment of reality not like the Gaines who appear to purchase full kitchens for $8000 in Texas.  

New circuits were added for the kitchen and bath. 

(rebuilding interior walls, closets, shelving, kitchen counters, cabinets, lighting, fixtures, flooring, bathroom, etc).Note: plumbing, electrical, etc into the unit is all being covered by the building, so I only need the "walls-in" rebuild cost per sq ft.As far as quality, let's say "middle of the road"... so we're talking nicer than your typical "cheap rental property", but certainly not looking to do a high-end rebuild (no high-end finishes, etc).

It may not be open 24/7 like the kitchen in a STR.2.

The longer I've owned our buildings, the more long term investments I find myself doing (like buying over 10k of washer / dryer + kitchen appliances this year).Imagine you had 3,000 in rents and 1,000 in expenses, then your NOI is 2,000 / month.

I spent time searching for good deals on attractive light fixtures, fridges and dishwashers, flooring, bath/ kitchen fixtures, door handles, built-in bookcase, etc that would give my units a unique and quality feel to them.
