This seems pretty generic to me and doesn't account for anything iron clad that I guess I would want to be putting in there to 1)protect my butt 2) to have all contingencies in place in the contract.Anyone who has any experience or suggestions I'm all ears.

We closed a Plumbing Company in 2011 (Orange Pacific Plumbing after 25 years of business and 24,768 homes/units built) and many of our former plumbers have started their own small businesses doing other things, one ironically enough, is now a carpet cleaner, one started a restaurant, not many of them are actually doing plumbing now. 15% of that particular group of plumbers.

So I'm wondering if its because the quads tend to have more apt like characteristics, if thats why the management effort seems so time consuming for you.To that again, if you aren't able to go big, I'd look at going into SFH's instead.

I heard of a story a while back about someone doing this equity strip via liens they created from thin air.... and they had a problem with title company later could not verify the pay off letter when they tried to sell property and they lost a potential buyer trying to iron out deal.
