I see you mentioned student housing, if you are planning on investing around a college or university definitely check if said university has any information! 

Information online makes it seem like it’s no big deal if something breaks because you have paying tenants.

Background information is that my wife and I have a high w2 income and also started an llc to mange a short term rental that we own.

I'm just a guy finally posting on BP after years of reading while I built my business but I just wanted to offer your a different angle to look at the problem and say, "how much would it be to buy the shell house and roof it?"

They do have a post suggesting they will do deals above a 1 to 1 ratio but give no specifics.
