We are looking for a local tax accountant who specializes in real estate investing and preferably owns properties him/herself.  

I would not do it unless it hit atleast 2% but that’s my preference .

Many individual MLS contracts now have regular addendum language in a check the box format. 

I ended up becoming a client and have enjoyed working with this individual since.

So if they put in 5% of the capital required to do the deal, they get 5% equity....and perhaps a fixed preferred return on top of that...say 4% interest only...so they are making 4% on the money from the start, get 5% of the cash flow and 5% of the back end equity. 

To be able to reject I require that each individual fully qualify on their own.

Is that the preferred way for these to be listed? 

But I can see how it all comes down to personal (hosting) experience and preference. 

One individual I know has built three duplexes and a quad as infill construction.
