Would be great if you could share an update with the community :-) Hopefully none that included an expensive training on how to buy a piece of land and then resell it. 

Instead of including the utility in the rent, give them a copy of the bill and make them pay half.

I have a friend who lives in California but is licensed in many states including Puerto Rico to do mortgages with Sunwest. 

Sometimes that could also include providing a "certified pad" that the future building will be built on. 

My question is based on the following:lets say you put down 20% on 300K property which is 60k (plus closing costs ) and you are breaking even with you mortgage + other expenses(taxes ,management fees,...) included.

I personally do not like seeing this and find it to be a red herring for, "There is a issue, we know about it, but it's on you to figure it out".

These records include the names, addresses, contributions, and shares of profits and losses of each member, the names and addresses of managers, and certain tax returns.

Also includes a few VA hours in the price to jump start your progress... that way it's not just a second job.
