Track all expenses and income on the properties you own and review them regularly and try to cut expenses and increase income.  

This may even be regular business income, since you flipped it for the sole purpose of making money, right?

There are 3 types of zoning here, "regular rental" (just as it sounds), "regulated rental" (max 5 occupants, in rooms- typically for student type housing), and "rooming house".
