The technician replaced the coils (a few hundred dollars) and it was just fine.Another that "failed" needed a new Capacitor (the most common failing part in Arizona) and it was $120 to have the technician replace it in the 17 year old Trane.

I have a property that I have made a couple hundred thousand on and next year will be the first year that I project noticeable cash flow.The return on my typical RE has 1) appreciation by far the best percentage of return 2) equity pay down 3) cash flow.

What they don't see is the hundreds of emails, phone calls, driving, showing, writing contracts, weekends lost from their family to help their clients and be available 24/7.  

But so could hundreds of other metros...One suggestion is to either build a team on the ground, spend some time on the ground, or purchase in rent-ready condition.

I would recommend you look up  Myrarebird and go to the meetings.. as an experience tradesmen not only will you find work if you need it.. but there are a few hundred members that are all engaged in Portland real estate..

However, if it is legitimately inherited a 1 hour visit with an attorney will cost you a few hundred dollars and provide the answer.

Works great and you can do a ginormous room with the stuff for a little over a hundred bucks .

So, in theory, with BRRRR, you can start with a limited amount of capital and buy hundreds of houses (again, in theory).
