I'm not an expert yet, but my understanding is that you can either shovel the driveway/cut grass yourself, hire someone to do it, or have the tenants do it themselves (perhaps give them a slight discount on rent if they choose that option).

When going through an out of state rehab whom do I look to oversee the day-to-day processes? Am I 100% in charge of overseeing this or should I be contacting and paying a Property Manager or would a Realtor be the one...

You may also ask for additional compensation, as not clearing the debt from your books as they were hired to do could be costing you income-producing activities.All of that said, you need legal representation right away.

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.
