In what ways do you promote a healthy, long-lasting relationship within your team?

We have priced the portfolio based on cash flow only, which boasts a healthy 9-10% leveraged cash on cash return year 1. 

If you are buying and holding, and have healthy cash flow on your properties, it makes no difference what the market does, people will still need a place to live.

Along with that: know that forgiving is healthy and positive but you don’t HAVE to trust again.

It will take me about 4-5 years to recover my costs to where I'm profitable (on a cash basis - but the property has appreciated substantially already) and I have a healthy monthly positive cash flow with high potential for future rent growth. 

I have great credit, cash in the bank, a healthy income, and two properties free and clear...surely some bank would see that this is a no-lose deal for them.So what do you guys think?

I have done research and concluded that the city is improving in a number of different categories (crime, housing, job market & health).I am thinking of purchasing vacant lots around Tallahassee and building a number of units ranging from town-homes, triplex, and office space.

The area near #8 is Downtown College Park, which is a healthy area of South Atlanta ITP (lets refer to it as that), and is adjacent to Hapeville, which is expected to be a prime real estate location due to proximity and amenities.Here is a link to the master plan: http://www.eastpointcity.org/wp-content/uploads/20...Just recently, there was a groundbreaking announcement that the City of College Park ITP would be breaking ground on a new convention center which will host the Atlanta Hawk's G League Team, concerts, graduations, conferences, and everything in between.

I go to the gym 3-4 times a week I live a strict healthy lifestyle, and I get enough sleep lol.I am in the process on working on my website and I go meet with an attorney next week!

Your budget looks healthy enough to produce fruit, but without knowing any of the specifics, I really can't comment.
