Thats pretty much the alert I have and it comes any time one of those things occurs. 

Should this occur, the house MUST be raised or demolished. 

Once closing occurs the down payment is the sellers and he can spend on whatever he pleases.

Are you able to state in the lease the tenant is responsible for your attorney fees should the need for an eviction occur?

In order for the LLC to be legitimate from the legal standpoint no co-mingling of funds must occur; meaning the funds of the LLC are to be separate from all other activities.

When tenants cross the line and use the M word or any other hazardous term, you notify them effective immediately that they move out to protect themselves and their family no harm no foul.

The asinine part here is that this was a re-sign so no actual build-out occurred.

An LLC should provide a measure of protection for your other investments or personal assets...from liability that occurs related to assets held by the LLC.
