Ultimately, find a team that works for you with the expertise in areas you're lacking (i.e. agent, inspector, GC, lender.) 

A good way to find people with expertise is to check with the local real estate investor club or a title agency that works with investors.

That in itself is worth its weight in a 50/50 partnership.You have to realize a lot of money partners don't have the knowledge, expertise or time to do what you are doing.

Usually a skilled tradesman can do other skills outside their immediate expertise.
