Even with appreciation there are no buy and hold people who can match the return on flipping.Flipping can be great and very profitable, and I would agree to an extent that it is likely the better business model at this point in the cycle and in the current environment (but not all environments).

Beyond the typos, just giving them written notice will more than do in most cases, only downside is if the operation model does not reflect the lease terms, PM has to keep going back and insuring the tenant following the same process, late fees, etc as everyone else.
