This is partially due to the fact that the value for these kinds of properties is based on comps (i.e. what an average person is willing to pay for) instead of the income it generates.I don't have any firm data on it in front of me, but I recall reading that the biggest losers in the last crash were folks who focused on SFR.

Mackaylee has been good at responding to emails and Kenna from property management was helpful when lockbox code did not work.USREEB have more options in 'A' class neighborhoods (Lees Summit, Praire Village, Blue Springs etc) compared to other providers focused on B and C neighborhoods.

@Sergey Pshenichkin It does not sound like she has an ideal situation to be purchasing a rental property...maybe focus on personal debt pay down for a while and continue to work her W2 job until she reaches a higher income.Increase income --> Decrease expenses --> Build credit --> Build savingsThen revisit this possibility.

@Odie Ayaga Thank you for being the one and only reply haha. 1) I am open to any markets where there seems like there is good yield (which I think is called rent/purchase ratio), but I've mostly been focusing on the area near me (Mercer County and Burlington County, New Jersey).
