It may straighten out in the 18 months and financing won't be a problem, but if it doesn't and home values continue to decline, you may wind up with little or no equity (or worse) which means the 20% down will have to come out of your pocket plus you will need a nice clean credit history that your grandmother would be proud of.

At the closing I was told the end of the year was a big factor in my offer being accepted.I bought it with the help of a hml and will be doing alot of repairs, new flooring, kitchen cabinets/counters, new windows, alot of stuff that will help the houses value but strictly from a rental standpoint is not entirely needed.

My father is going to occupy the maids quarters which is really a 1 bedroom standalone house in the backyard. the main house is not a duplex, but a 3 level house that has a 2 bedroom on 1st floor, 3 bedroom on 2nd, and 3 bedroom on 3d.It is 3 separate apartments and for whatever reason the previous owner had 3 separate electrical meters put in.
