If you don't mind me asking... what would you say is your #1 fear investing in RE as of today? 

Also, with more than one child, being this a 2-bedroom apartment, I fear that they would move out soon, and I'd rather have them for longer term.

From what I recall, her points wereComplying with the new deduction as outlined in TCJA could be a bit complexHowever, never fear, there is an existing deduction, which applies to "trade or businesses" which can benefit you the same way. 

@Cory Lucas I'd wouldn't leave utilties in my name for fear of tenants using exorbitant amounts each month.

By the way, I was a licensed broker in Texas and a construction manager and owner for about 30 years.So I tend to know what I'm talking about.My first thought is that based on this site for 5 or 6 years there is much competition in New Jersey but do not let that fear you.
