Due to inflated housing prices, and newer strict borrowing rules, I decided to set up an LLC and purchase through a friend of a friend who has a turnkey company in Brandon Turner's favorite city, Detroit.

My favorite way to find connections is to go on LinkedIn, search real estate investor, message them to meet for coffee.

(Best long term option)Assuming you have a rainy day fund already in place other options: put the house under agreement, find a partner who has the cash.buy it with a private money loan and do a cash out reficombine other properties in your portfolio to open a LOC and use that for the down payment (least favorite)Pass and find other ways to increase your income and cash on hand that doesn't involve borrowing more money.

Melissa  in my mind on the west coast house hacking four plex's as a young up and coming investor is probably one the best things one can do.. use your 4 mortgage slots for 6 units over a 4 year ramp up and get the best rates and best leverage. 

And @Russell Brazil had my favorite quote on this topic recently (paraphrasing) “if you don’t buy in the good times, how do you think you’ll buy in the bad times?”

He told me (with a big smile and a twinkle in his eye) that his favorite investment type was NNN commercial property because he doesn't do anything except collect the check every month from the mailbox.
