They would typically sell for a 5-6% premium at auction, so should I exercise my right of first refusal with the thought that I could re-sell the notes later on if I needed liquidity (and on what market)?

Not having a ton of liquid capital is not always a bad thing, this will mean you will have to learn to be resourceful!

Hello everyone,I am finally ready to invest in a rental property and my goal is to get one property by the end of the year.Anyways, I need to setup a California LLC (I have a business and assets I want to protect) and am wondering is there anything “special” / different I need to do when setting it up for real estate investing….I just want to make sure I don’t make any mistakes with the setup…I have 2 LLCs now, but both are for e-commerce.Thank you!

Run the numbers Zack.With $100K you definitely have the liquid for a down payment, as a first time home buyer and investor you'll likely have to put 20% if not more commonly 25$ down.

Both methods of purchase constitute "paying cash" to the seller and to you both maintain similar liquidity.
