Does anyone have any experience with this software?  

I've been targeting new communities between Orlando and Tampa due to greater affordability, my experience in the area and the simplicity of them as single family.

I started in 1999 working with a Broker/Developer and it was the greatest experience to learn the business side of Real Estate and development.

Make sure to reach out to one with real estate experience as location is not an issue these days.

Is this assumption realistic?

You'll need experience as a salesperson (like 5 years) before even taking the broker exam so I would definitely focus on the salesperson license first.

Build experience and adjust.Some hosts use cleaning fees as a source of income.

Lean on their experience.  

Any market can work, you should consider a market that you have some 'competitive advantage' compared to others.Think of an area that you grew up in, went to school, visit friends / family, visit often, best of luck.Also, do you have any experience in rentals / short-term rentals.Air-bnb's hosts have become 'commercialized'.You will not out-perform a host who has years of experience, does this 24/7 and has a team of support.Best of luck.
