I have read much here and on the net about techniques, but I don't see discussion about the essential business model for wholesaling, and what is the specific appeal to the seller is.First off, it seems patently obviously that the majority of folks sell their house in the typical way: hire a real estate agent and list the house.

In order to focus your search, you should determine what your investment goals are and which type of program will best suit your needs.IRA Custodians (generally with the word trust in their name) are essentially doing the same thing as a brokerage, but have the staff training and paperwork to document non-traditional assets such as real estate, mortgage notes and stock of privately held companies.

The end result of this is that BP would essentially act as an opt-in networking broker for all parties - you opt in to your interests, people with something to offer could then easily identify those who are seeking it, and then there is a final opt in for being recruited into a private list where user-generated content and deals are housed.While the above idea may or may not prove to be full of holes, I think BP has huge potential to grow into the go-to network management tool for investors.

To your tax question no the revenue would not be earned in 2016, like mentioned above you're not really earning a full years rent, you're earning it each month with the balance being "pre-paid"....similar to how your deposits aren't counted as income, they're being held in escrow essentially.
